Abstract
The digital transformation of construction is advancing through the implementation of Building Information Modeling (BIM), which enables more effective integration of project information throughout the construction cycle. The pre-construction phase is a critical stage that determines the project's success, thus requiring accurate and efficient planning. Although BIM has been widely implemented in large and complex projects, its application in small-scale construction projects remains limited due to perceptions of high implementation costs, complexity, and limited added value. This study aims to evaluate the application of BIM during the pre-construction phase of a small-scale rental housing (kos) project in Yogyakarta and to identify its potential contribution to project planning. A case study approach was employed focusing on electrical and plumbing works through three-dimensional BIM modeling, model verification, quantity take-off (QTO), and construction visualization. The results revealed discrepancies between the quantities generated from BIM-based QTO and those specified in the contract Bill of Quantities (BQ), while also identifying several components that were not included in the planning documents. In addition, the developed model facilitated design review and enabled early identification of potential clashes among building elements before construction commenced. The findings indicate that BIM can provide practical value even in relatively simple construction projects by improving the completeness and reliability of project information during the pre-construction stage. This study contributes empirical evidence that BIM-based workflows can support planning and decision-making processes in small-scale projects, which are often perceived as not requiring digital construction approaches.
