Abstract
Design and Build system was introduced as an integrated solution to simplify coordination between designers and contractors. In this system, design and construction responsibilities are combined in one entity, namely the main contractor. Design and Build projects still have many differences between the initial cost plan and the realization of implementation in the field. This research was conducted at PT XYZ, a contractor company specializing in building construction services. As many as 44.44% of the total number of design and build projects that have been carried out by PT XYZ experienced cost overruns. The data collection method was carried out through literature reviews, interviews, and questionnaires distributed to respondents involved in Design and Build projects that experienced cost overruns at PT XYZ. Risk variables are divided into several categories, namely design, construction, finance, law, organizational management, and the external environment. The risk analysis method used is a Risk Matrix based on ISO 31000:2018 to determine the risk value and level of risk that occurs and impacts cost overruns. The results of risk identification based on literature studies found as many as 50 risk variables that affect cost overruns in building construction projects. Then, a risk analysis is carried out by determining the probability and impact values so that several dominant risk factors are produced that influence the cost overrun of the design and build project, including increased indirect costs due to the extension of the contract duration, construction delays on site and errors in cost estimation.
